We now have 14 properties in Porthleven and have decided to limit the total number in this location to 20 so there will only be 6 more opportunities. We have become slight victims of our own success in that many of the suitable properties coming to market are priced at a premium because of the demand partly created by us.

COORDINATED INVESTMENT IN A NEW LOCATION

We have identified the next location for investment and with the experience we have gathered over the last three years will be organising a coordinated investment strategy with the aim of creating a short term boost to the initial investments as well as creating an established portfolio of assets.

Investment Strategy

1. Identify a location with a good brand name appealing to our target market of holidaymakers and second home buyers.
2. Focus on properties priced in the £180k-£230k bracket leaving room to increase towards the £250k mark
3. Buy a number of properties at the same time with some grouped into LLPs for income, IHT efficiency or capital growth.
4. Once we have acquired the portfolio of properties we will run a publicity campaign highlighting our project and so increasing demand and asking prices in the town.
